Directions: From Route 1 north of Allendale turn east on to Kickapoo Lane (20 N). Drive approx. ¼ mile
to the 1st south bound road (Watermelon Road 1200 E), go to the end of the road and entrance is
on the right-hand side. The lane goes back to cabin. (Section 36-T2N-R12W) Signs will be posted.

Terms
A buyer’s premium of 5% will be applied to the final bid price. A down payment of 10% will be required on the day of auction and the balance will be due at closing. The successful bidder will be required to enter into a purchase agreement and will receive possession at closing. Earnest money is non-refundable and will be forfeited if buyer fails to close and complete the contract. The seller’s mineral rights will be transferred to the buyer, if any.
