The condition will be a covenant contained in the deed to the successful Buyer and will be binding upon its successors in interest. Any attempted conveyance of the described real estate to a third party for fertilizer sales, spraying services, or pesticide sales will be null and void. A down payment of 10% and a purchase agreement will be required within 24 hours after the auction closes; the balance will be due at closing. Buyer(s) will receive possession of property at closing. The auction is offered with reserve and is subject to seller confirmation. Earnest money is non-refundable and will be forfeited if buyer(s) fails to close and complete the contract. Buyer(s) will receive the seller’s interest in the mineral rights.
