A down payment of 5% will be required on auction day and the balance will be due at closing. All successful bidders are required to enter into a purchase agreement at the auction site. Buyer(s) will receive possession of property at closing. The auction is offered with reserve and is subject to seller confirmation. Earnest money is non-refundable and will be forfeited if buyer(s) fails to close and complete the contract. Seller will reserve ½ of the interest in the mineral rights for 20 years. Buyer(s) will receive the farming rights for the 2026 year.  This property is offered with reserve.
