Location of Property: Go North of Olney, IL on Route 130 approx. 4 miles and turn west on Dundas Lane, go 1.5 miles to field access road turn south and follow to field. Please respect the field access road. Signs will be posted.

Consists of 40 +/- acres with approximately 38 acres of tillable.
Tract 2
Consists of 77 +/- acres with approximately 70 acres of tillable. Part of this tract has been tiled.

Terms and Conditions
A down payment of 5% will be required on auction day and the balance will be due at closing. All successful bidders are required to enter into a purchase agreement at the auction site. Buyer(s) will receive possession of property at closing. The auction is offered with reserve and is subject to seller confirmation. Earnest money is non-refundable and will be forfeited if buyer(s) fails to close and complete the contract. The buyer(s) will pay the 2024 real estate taxes that will be due in 2025. The sellers will retain ½ of the mineral rights for 20 years and as long as production continues.
