Terms and Conditions – A down payment of 5% will be required on the day of auction and the balance due at closing. The successful bidder will be required to enter into a purchase agreement. Buyer will receive possession after the closing and the removal of the 2023 crop. Seller will retain the 2023 crop income.  Earnest money is non-refundable and will be forfeited if buyer fails to close and complete the contract.  The sellers will retain ½ the mineral rights for 15 years.  Property is offered with reserve.
