Terms and Conditions
The winning bidder(s) will be required to submit a 10% down payment on the day of the auction. The balance will be due at closing. Closing will be approximately 45 days following the date of the auction. All successful bidders will be required to enter into a purchase agreement at the auction site. The buyer(s) will receive possession of property following the closing. Buyer(s) will receive all Sellers’ interest in the mineral rights. The 2018 due in 2019 real estate taxes will be paid by the Sellers. The land will be offered with reserve and is subject to court approval. The earnest money is non-refundable and will be forfeited if a buyer fails to close and complete the contract. All bidders unknown to the auction company must provide a letter of credit. CRP payments and other information is available from the auction company.

The property is being sold “As Is, Where Is”, and no warranty or representation either expressed or implied, concerning the property is made by the Sellers or Auction Company. Each bidder is responsible to perform their own due diligence concerning the property. Conducting the auction and increments of bidding are at the direction and discretion of the auctioneer. The Sellers and Auction Company reserve the right to preclude any person from bidding if there is any question as to the persons’ fitness or credentials. Any announcements made day of auction will take precedence over printed material or any other oral statements made.
